Unified Development Ordinance Update

On the heels of the new Fate Comprehensive Plan (adopted October 2021), the City of Fate has embarked on a project to amend the Unified Development Ordinance (UDO) to align with the goals and strategies in the Comprehensive Plan. Following a competitive Request for Qualifications process, the City selected a consultant team led by White & Smith, LLC to assist with these updates. The primary objectives of the UDO update are as follows:

  • Revise zoning districts to align with the Future Land Use Plan character areas
  • Integrate fiscal analysis and fiscal goals into the UDO
  • Increase opportunities for increased productivity within developed areas and as part of new developments
  • Revise nonconforming uses chapter
  • Incorporate anti-monotony standards for residential districts
  • Update sign code
  • Update block length standards and required pedestrian connectivity between projects
  • Revise downtown design standards
  • Update parking schedule to meet modern best practices
  • Clarify and update mixed-use design standards
  • Revise landscaping standards

 The project is anticipated to run through the 2022 calendar year. A project schedule is provided below, which may be subject to change.

The Fate Planning & Zoning Commission is serving as the advisory body for this project. The project team will periodically present status updates of the project to and discuss key policy decisions with the Commission throughout the project life cycle.
